Digital transformation in legal and administrative systems, especially in the official registration of immovable property transactions, has become one of the fundamental requirements for efficient governance. The Law on Mandatory Official Registration of Immovable Property Transactions, as a legal policy aimed at regulating the real estate market and reducing informal transactions, requires an infrastructure that can ensure both the accuracy of identification and the speed and transparency of registration processes. In this context, new technologies such as Geographic Information Systems and Building Information Modeling have the potential to go beyond technical tools and become mechanisms supporting legal and registration decision-making. GIS, by enabling location-based property data, plays a role in establishing boundaries, locations, and potential conflicts, while BIM, by providing a digital model of the physical and technical characteristics of a building, allows for clarifying physical descriptions and reducing ambiguity in the subject of the transaction. This research aims to examine and explain the role of new technologies, especially Geographic Information Systems and Building Information Modeling, in enhancing the process of implementing the Law on Mandatory Official Registration of Immovable Property Transactions. The research seeks to demonstrate how these technologies, by providing capabilities such as location-centricity, boundary establishment, technical documentation, and data analysis, can assist in smartifying registration processes, increasing transparency, reducing errors, and ultimately decreasing subjective interpretations in legal decision-making. How can GIS and BIM technologies be effective in identifying, establishing, and validating properties in the process of implementing the Law on Mandatory Official Registration of Immovable Property Transactions? This article, using a descriptive-analytical method, examines the role of these technologies in improving law enforcement, reducing errors, increasing transparency, and strengthening public trust, and ultimately shows that the success of this law depends on the link between the legal text and data-driven infrastructure.
